For us, $3 to $10 million investments are our sweet spot — yet we have made both substantially smaller and larger deals in select situations. Because we invest on a deal-by-deal basis, we are flexible in structure and timeframes. We can lead, co-invest, or round out a capital stack with equity or subordinated/mezzanine debt, depending on the needs of our partners.
We are property type and industry agnostic, but generally look for value-add real estate opportunities that are purchased below replacement cost, and operating businesses that are cash flow positive yet require capital for growth, acquisition or management buy-out.
What drives our team is the potential for a deal to earn attractive, risk-adjusted returns for our investor partners while providing our operating partners the opportunity to increase cash flow and/or wealth.
